Marjan Hotel To Be Completed by Summer 2026

Marjan Hotel, Split’s most tumultuous (re)construction project is finally heading towards completion. The hotel first opened in 1963, but has remained closed since 2008 after a renovation project headed by the controversial businessman Željko Kerum went bust.

In 2019, Rovinj-based ADRIS Group purchased the disheveled hotel for €43 million. The project was then restarted in 2023, starting with the demolition of every standing object on the entire 11.000 m² site.

The new Marjan hotel will follow the architecture project of the Zagreb studio 3LHD, best known for their work on Grand Park Hotel Rovinj, Rimac Automobily Campus and, of course, the current iteration of Split’s Riva Promenade.

3LHD’s new Marjan project has been well received locally and has received praises for keeping the spirit of the original 1963 design while incorporating modern elements and sensibilities.

Split’s mayor Ivica Puljak has commented to the Croatian portal Index.hr: “With this hotel, Split will become a more attractive destination because we need more top of the line hotel rooms to add further value to our tourism industry.

The construction of Marjan Hotel is set to be completed by summer 2026. Once completed Marjan will be a 5 star hotel, spread over 15 floors, and with 285 accommodation units.

Once completed, the project’s total cost is expected to exceed 100 million euros.

ADRIS group has kept a tight lid on revealing the future of the hotel. They have not disclosed whether the new hotel will keep its original name. Though also unconfirmed, the new Marjan Hotel is expected to be added to the portfolio of ADRIS’ own hospitality division operataing under the brand Maistra.

The new hotel will house a fine dining restaurant. Given that ADRIS’ flagship Grand Park Hotel Rovinj is home to Agli Amici Rovinj, the only restaurant with two Michelin stars in Croatia, it is likely that a similar level of excellence will be the target for their planned Split restaurant too.
